Higher mortgage rates did not slow the fastest part of this market

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is a real cost for buyers. Yet in parts of Montgomery County, demand barely flinched.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted homes sold, days on market, and how fast they went under contract across six ZIP codes here.

Harleysville led the county on speed

The Real Estate Data Aggregator counted 76.2% of Harleysville homes going under contract within two weeks of listing. That share rose 6.5 points from the same period in 2025. Buyers there are not waiting.

The median sale price in Harleysville reached $622,000, up 20.2% from a year before, according to the Real Estate Data Aggregator. Homes sold at 103.1% of list price on average. That means sellers there are still getting more than they asked.

Every ZIP code in this data saw more than 60% of homes go under contract within two weeks. That is a consistent pattern across Montgomery County, not just one street or one neighborhood.

Collegeville and Schwenksville also moved fast

The Real Estate Data Aggregator shows Collegeville (19426) and Schwenksville (19473) both sat at a median of 15 days on market. Souderton (18964) improved the most, dropping 16 days from the prior year to reach 18 days.

Collegeville also saw 69.7% of homes go under contract within two weeks, up 3.5 points from 2025, per the Real Estate Data Aggregator. Its median sale price came in at $614,000, up 6.3%.

Sellers are still getting above asking in most ZIP codes

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Montgomery County is not seeing that same softening, at least not in these ZIP codes.

A note on West Point and Skippack

The Real Estate Data Aggregator counted only 3 homes sold in West Point (19486) and 2 in Skippack (19474) during this period. Those are small samples. One or two sales can move the numbers a lot. Read those figures with care.

West Point (19486) showed 4.1 months of supply, well above every other ZIP code here. That is a different picture from Harleysville's 1.5 months, per the Real Estate Data Aggregator.

What higher rates mean for you here

Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. That puts the median U.S. mortgage payment at $2,786, also per Redfin.

Higher payments slow some buyers. But in Harleysville, Collegeville, and Schwenksville, enough buyers are still competing to push most homes above asking price. A well-priced home here is still drawing offers.

Not every home sold fast, though. Lansdale (19446) sat at 22 days on market. Souderton (18964) saw 10.4% fewer homes sold than a year before, per the Real Estate Data Aggregator. The county is not one single story.

In short
  1. Harleysville had the fastest market in this data: 76.2% under contract in two weeks, a median of 17 days on market, and homes selling at 103.1% of list.
  2. Collegeville and Schwenksville were close behind.
  3. Rates above 7% are real, but they have not erased competition in these ZIP codes.
  4. One street can read very differently from the whole ZIP code, though.
  5. The numbers above are a county-wide picture, not a verdict on your specific home.
