More listings showed up in one part of Montgomery County, but buyers kept pace

Here is the number that changes what a seller should do right now. In ZIP 19426, the Real Estate Data Aggregator counted 61.5% of homes selling above list price in the three months ending August 31, 2026. That share actually rose 6.4 points from the same months a year before. More listings came to market, and buyers still competed hard.

That matters because inventory did grow. The Real Estate Data Aggregator counted 63 homes for sale in 19426, up 8.6% from a year before. New listings rose 6.7%, to 144. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes. So the local gain fits a wider trend. But in 19426, buyers absorbed the extra supply without giving up ground.

Buyers kept pace, even with more choices

The Real Estate Data Aggregator counted 117 homes sold in 19426 in those three months. Nearly 7 in 10 homes, 69.7%, went under contract within two weeks of listing. That share rose 3.5 points from a year before. Homes were not sitting. The average sale came in at 102.9% of list price, up 0.8 points year over year.

Rates added pressure for buyers on top of competition. CNBC reported the average 30-year fixed rate on conforming loans rose to 7.49% as of the week ending October 7, 2026. Purchase applications fell 2% for that same week. That is the backdrop buyers in 19426 were working against.

How other ZIP codes compared

The picture was not the same everywhere in Montgomery County. Here is how the Real Estate Data Aggregator measured five other ZIP codes for the same three months.

ZIP 19438 stood out. The Real Estate Data Aggregator showed the median sale price there rose 20.2%, to $622,000. Homes sold rose 25%. And 76.2% of homes went under contract within two weeks, up 6.5 points from a year before. That is the strongest two-week contract rate of any ZIP code in this group.

ZIP 18964 told a quieter story. The Real Estate Data Aggregator counted 43 homes sold there, down 10.4%. Homes for sale fell 67.7%. The median sale price rose 3%, to $465,000. Only 46.5% of homes sold above list price, down 9.8 points. Not every ZIP code moved the same direction.

A note on rate pressure

Realtor.com reported that 20.8% of listings nationally had their price reduced in September 2026, the highest share since October 2022. That did not show up the same way here. In 19426, 19438 and 19473, the share of homes selling above list price rose from a year before. Priced well, homes in these ZIP codes drew offers.

ZIP 19474 and 19486 each had very few transactions. The Real Estate Data Aggregator counted 2 homes sold in 19474 and 3 in 19486 for those three months. Small samples shift percentages sharply, so treat those figures with care.

In short
  1. More listings came to market in parts of Montgomery County, in line with a national rise Realtor.com put at 5.5%.
  2. But in ZIP 19426, buyers absorbed that supply.
  3. Prices rose 6.3%, homes sold in a median 15 days, and 61.5% of sales closed above list price.
  4. More choice did not mean less competition.
